The essence of our business can be encapsulated in just five words – ethical, client-centric, dynamic, reliable and creative. Buy-to-Let

In 2022 the percentage of people in the UK that either owned their home outright or owned their home with a mortgage was about 63%. Most of the remaining 37% of housing provision was met by a combination of privately rented accommodation and social accommodation, with many younger people living with parents or friends. Today the average age of a first-time buyer is 34 years old. In 2007 the average age was 28 years old.

The UK is a popular place to live, it is one of the most densely populated countries in Europe and the overall size of population has increased by several million since the early 2000s. In addition, most of the existing housing stock is old and not enough new, affordable houses and flats are being built. The need for good quality, reasonably priced rental property that is well-maintained and well-managed has never been greater.

At Caswell Vanes Properties we look to provide safe, well-maintained rental properties to people in the private rented sector. We are interested in talking to tenants who would like to rent a property from us as well as other property owners and landlords who have property they would be interested in selling or leasing.

Houses of multiple occupacy

HMO

Given that the average age of a first-time property buyer in the UK is now 34 years old, a significant number of younger people are opting to live in HMO type accommodation. This is where they rent a room in a shared house or apartment block and then share communal facilities such as a kitchen and bathroom with the other residents in the unit. Many university and college students who study away from the parental home generally live in a HMO during term-time.

Increasingly however, many self-employed and employed people recognise the benefits of this form of accommodation. HMOs have been given a boost from the Covid pandemic and the resulting increase in flexible and hybrid working. Many people have signed up to a rental HMO contract because it allows them to spend one, two or three nights away from home, working close to the office and then return to the family home to work remotely across an extended weekend.

Rent to Rent

Rent to Rent is an increasingly popular business model where someone rents a property from a landlord (the superior landlord) and then sublets it to another landlord (the intermediate landlord). This intermediate person then sublets the property and rents it out, but without having ownership of the property itself. This arrangement has advantages to the superior landlord because they don't have to worry about property occupation, void periods and the administration that goes with managing the landlord/tenant relationship.

At Caswell Vanes Properties we are interested in hearing from landlords and other property owners who are potentially open to entering into Rent to Rent arrangements with us. Distressed Property
(Acquisition & Refurbishment)

Across the United Kingdom there are many thousands of properties that lie empty, are vandalised, have been damaged by fire or which have just been left to decay by absentee owners, local councils or central government. These properties are desperately needed by first time buyers and renters but very often they lack the financial means to carry out extensive and expensive refurbishment work.  At Caswell Vanes we look to purchase distressed property, refurbish it and then offer it to the rental sector at a reasonable market price. This strategy brings properties back into use, provides more accommodation options for people and improves the physical environment of the local community.
